The proposed mixed-use development features a 31-storey residential tower anchored at the prominent intersection of Broadway and Renfrew Street, supported by a 6-storey podium that defines the street edges along Renfrew and East 8th Avenue. The project will provide a total of 339 residential units, occupying both the tower and podium, complemented by indoor and outdoor rooftop amenities offering social and recreational spaces with optimal views and sunlight.

At street level, continuous commercial frontages activate Broadway and Renfrew, wrapping into the corner of East 8th Ave. as well as a landscaped central courtyard that connects public and semi-private spaces and enhances pedestrian permeability through the site.

The design responds to the site’s natural slope by stepping down from the high-rise corner toward the lower-scale residential context to the north, ensuring a smooth transition in scale. Integrating residential, commercial, and amenity uses, the project establishes a vibrant, pedestrian focused environment that contributes to the evolving Broadway and Renfrew corridor.
