The commercial base provides a strong street-level identity, supporting a modern, floating two-storey volume, while the set back top floor and extended roof overhangs visually define the building’s termination. The ground-level setback expands the public realm, and the dynamic mix of materials and colored glass detailing enhances the street experience.
